Scope of Work
This project involved the transformation of a 1,400 m² ground-floor office space within the headquarters building of Coalco Development, located on Lesnaya Street in Moscow. The client requested the conversion of the existing office level into a multifunctional executive hospitality environment where visiting guests could be welcomed and host private meetings while accessing a variety of wellness and lifestyle amenities.
The program was reorganized to integrate several complementary functions within a single operational floor. These included reception and administrative areas, meeting rooms and private offices, a beauty salon, health and treatment rooms, massage and medical consultation spaces, a tea ceremony room, fitness facilities, and hospitality areas such as a VIP lounge, café, and bar.
As the intervention took place within an actively operating headquarters building, careful coordination was required to manage construction logistics and minimize disruption to daily operations. The high concentration of wellness, medical, and wet-area spaces demanded advanced mechanical, electrical, and plumbing integration, as well as precise waterproofing and technical coordination.
Throughout the process, multidisciplinary engineering coordination, subcontractor organization, technical workshops, and site supervision were conducted under integrated project leadership. In parallel, coordination between the Moscow project team and the Turkey-based design office was maintained, while operational processes related to Arketipo’s Moscow presence were also managed.
